Selling a House in Florida: What to Know
- Disclosure duties. Florida sellers must disclose known defects that materially affect value and are not easy to see. Since October 2024, sellers of residential property must also complete a flood disclosure about past flood claims and federal flood assistance.
- Foreclosure goes through the courts. Florida foreclosures are judicial, which usually means months of court steps. That gives you time to sell, but deadlines in court papers still matter.
- Probate options. Florida offers summary administration for estates valued at $75,000 or less, or when the person died more than two years ago. Homestead property has special rules, so talk with a Florida probate attorney.
- Deed stamp tax. Florida charges documentary stamp tax on the deed, usually a seller cost. When you sell to us, we pay the normal closing costs.
- Insurance shapes the market. Older roofs and hurricane exposure make some houses hard to insure, which can shrink the number of buyers who can get a loan.
Why Florida Sellers Call Us
In South Florida, many calls come from owners of 1960s and 1970s homes that need roofs, plumbing or full updates, from families handling an estate, and from owners who moved away and do not want to manage repairs from a distance. See our Coral Springs renovation for the kind of house we buy.
What Florida Sellers Should Know
Foreclosure goes through the courts
Florida foreclosures are handled through the court system. If you have received court papers, deadlines matter, so talk with an attorney or a HUD-approved counselor right away. See our foreclosure page.
Insurance and older homes
Roof age, storm damage and rising insurance costs can make older South Florida homes harder to keep or sell. We buy as-is, so you can ask about an offer before paying for repairs.
