Selling a House in the St. Louis Area
Occupancy inspections
Many St. Louis-area municipalities require an occupancy inspection or permit when a property changes hands, and the rules vary from city to city. Check with your city, or tell us the address and we can talk through how it may affect a sale.
Inherited houses and probate
If you inherited a house, the probate division of the circuit court in the county where the person lived may be involved before it can be sold. A Missouri attorney can confirm who has authority to sign. See our probate guide.
Houses that need work
Older homes, deferred repairs, vacant property and code issues can make a traditional listing harder. We buy as-is, so you can skip repairs and showings.
Selling a House in Missouri: What to Know
Missouri has a few rules that shape how a house sale works, whether you list it or sell it directly.
- No state transfer tax. Missouri does not charge a real estate transfer tax, so closing costs are usually lower than in many states. When you sell to us, we pay the normal closing costs.
- Foreclosure can move fast. Most Missouri home loans use a deed of trust, which allows a non-judicial foreclosure. Once a sale is scheduled and advertised, there may be only a few weeks left, so call for help as soon as you get a notice.
- Smaller estates may skip full probate. Missouri allows a small estate affidavit for estates under $40,000 after debts. Larger estates usually need a probate case in the circuit court where the person lived.
- Disclose what you know. Missouri does not require a specific state disclosure form, but sellers can be liable for hiding known defects. Tell buyers, including us, what you know.
- City inspections. Many St. Louis County municipalities require an occupancy inspection before a new owner or tenant moves in. We handle that process when we buy as-is.
Why Missouri Sellers Call Us
Most of our Missouri sellers are dealing with an older brick home that needs more work than they want to take on, an inherited house, a rental that stopped making sense, or a deadline. Our team works on the ground in the St. Louis area, so we can walk the property, meet you in person and close with a local title company.
Do you buy outside St. Louis and Kansas City?
Ask us. Our focus is the St. Louis and Kansas City metros, but we review other Missouri properties case by case.
Can you buy a house with code violations or a failed inspection?
Yes. We buy as-is and take on the repairs and inspection items after closing.
A Recent Missouri Project
We bought this Florissant brick ranch directly while the owners were still living in it. They did not have to clean out, repair or stage anything.
