Frequently Asked Questions

Do I have to make repairs or clean the house?

No. We buy houses in the condition they are in today. You do not need to patch walls, replace a roof, haul away furniture or deep clean. Take the items you want to keep, tell us about anything you know is broken, and leave the rest for us to handle after closing.

Do I pay agent commissions?

No. Because you sell directly to KASA Acquisitions, there is no listing agent and no commission taken out of your proceeds. If you choose to have your own agent or attorney review the agreement, that is your choice and your arrangement with them.

Do I pay closing costs?

When you sell to us, we pay the normal closing costs, such as title and settlement fees. What you owe on the property itself, like your mortgage, past-due property taxes or recorded liens, is paid from the sale price at closing, and the title company shows every line on the settlement statement.

Is a cash offer the right choice for everyone?

Not always. An updated house in a strong neighborhood will often sell for more on the open market if you can wait for the right buyer. A cash sale usually makes more sense when the house needs work, has tenants, is tied up in an estate, or when you value a guaranteed date over the highest possible price. We will tell you which way we think your house leans.

What if there are liens, code violations or an inheritance involved?

These are some of the most common situations we see. The title company identifies what needs to be paid or signed, and many liens and fines are simply paid out of the proceeds. For estates, an attorney confirms who has the authority to sell, and we work around that timeline.

Am I obligated to accept your offer?

No. Asking for an offer costs nothing and commits you to nothing. Nothing is final until you sign a written purchase agreement, and you can take as long as you need to decide.

About Our Offer

How do you decide on an offer price?

We start with what the house should sell for after repairs, based on recent nearby sales. Then we subtract the cost of repairs, our holding and selling costs and a margin for risk. We are happy to walk you through the numbers.

Is the offer in writing?

Yes. If the numbers work for both of us, you get a written purchase agreement that lists the price, the closing date and who pays which costs.

Can the price change after we sign?

Our agreements usually include an inspection period. If we find a major problem that was not known when we made the offer, like hidden foundation damage, we will explain what we found and talk it through with you before anything changes.

Do you charge any fees?

No. You do not pay us anything. We pay the normal closing costs on houses we buy.

About Closing

How fast can you close?

A simple sale can often close in a few weeks, depending on the title work. If you need more time, you choose a later date.

Who handles the closing?

A licensed title company or closing attorney. They search the title, prepare the documents and send you your money.

Do I need to be there in person?

Not always. Many closings can be signed with a mobile notary or by mail, which helps if you live out of state.

What happens to my mortgage?

The title company pays it off from the sale at closing. Any money left over goes to you.

About the House

Do I need to clean out the house?

No. Take what you want and leave the rest. We handle the cleanout after closing.

Can I stay in the house until closing?

Yes. Many sellers live in the house until the closing date.

Do you buy houses with tenants?

Yes. We can buy with tenants in place and work with the existing lease.

Do you buy condos, mobile homes or land?

Mostly single-family homes and small multifamily properties, but tell us about yours and we will give you a straight answer.

About KASA

Are you real estate agents?

We are a real estate investment company that buys houses directly. We are not acting as your agent, and you are free to have an attorney or agent review any agreement.

Will you buy every house?

No. Sometimes our offer will not make sense for you, or the house is outside the areas we buy. We will tell you so, and if listing is the better path, we will say that too.

What do you do with the houses you buy?

Depending on the house, we may renovate it, rent it out or work with other investors and partners.
